That's why we price our projects on an Open-Book, Cost-Plus basis: labour, materials, subcontractors, and expenses are charged at their actual cost. A builder's fee is then added to cover the work behind the scenes which includes design, project management, overhead, and profit.

Open-book means the costs of the project are shared clearly with the homeowner. To ensure transparency, we provide copies of subcontractor invoices, material receipts, and other supporting documents for the items included in each invoice.
This allows clients to see where their money is going and understand the costs behind the work being completed in real-time.

Labour is charged hourly at the burdened rate for each worker on site. The burdened rate includes the employee’s base hourly wage, plus required employment costs such as 4% vacation pay, CPP, EI, WCB, and statutory holiday pay.

Our builder fee is based on a percentage of the project cost. The percentage is agreed upon before the build begins and is applied to the actual cost of labour, materials, subcontractors, and project expenses.

Changes are common in custom building. With an open-book model, the cost of changes can be discussed openly so homeowners understand the impact before decisions are made.
This approach also allows clients to benefit directly from cost savings. If a selection, method, or scope change reduces the actual cost of the work, those savings are reflected in the project cost rather than being hidden inside a fixed price.
